Property Management Services
Rent Collection
- Rent is due on the 1st of each month and considered late if received after that day.
- Phone calls, email, and personal visit will be initiated to determine status of payment after three business days.
Mortgage & Utility Payments
- Payments for mortgage, Utilities, HOA, and any other pertinent property requirements can be accomplished at owner’s request.
- Payments will be deducted from owners account balance monthly.
Accounting Services
- Transactions affecting account balances are recorded and explained in detail.
- Owners will be able to see day-to-day transactions on your monthly statement.
- Monthly statements will be e-mailed, faxed or mailed depending on preference
- Work orders and receipts are kept on file to be distributed at the end of the year.
- Annual account summaries will be provided to facilitate tax preparation
Management Fees
- Payments are deducted from your account at the time the rent payment is posted.
- Fees are set at time of contract. $200.00 initial set up fee, $200.00 new tenant fee, & 10% of gross monthly lease amount will be deducted when the lease payment is received.
Leasing
- Prospective tenants are screened through credit and background checks.
- We will be aggressive in marketing each property to assure your home is leased ASAP.
- Applicants are required to complete a rental application and to provide credit information and references.
- We will report any delinquencies to the bureau.
- The lease agreement will always be sent to you for review, approval, & signature.
- The walk-through inspection is conducted with the tenant if possible.
- Photos noting general condition of the property are taken before and after occupancy if required.
Security Deposits
- Security Deposit equivalent to one full month rent will be collected prior to occupancy.
- Pet fee is non refundable and is in addition to the security deposit.
- Deposits held in a non interest bearing escrow account at Regions Bank in Navarre, FL.
Inspections of Property
- Monthly drive by inspections are conducted to verify lawn condition.
- Random internal inspections are done in the presence of the resident

- Repair and maintenance services are performed by licensed contractors.
- NBR maintains a list of vendors who provide quality service at a low cost.
- Owners approve all estimates over $200.00 prior to work being done.
- We conduct an inspection of all work once completed.
